In the world of real estate, pricing your home accurately from the outset can make all the difference between a swift sale and a prolonged wait. Adam Martin, your trusted Xenia realtor, recently recounted a revealing experience that underscores this vital lesson.

Recently, I found myself at a listing appointment with a couple preparing to sell their home. I asked the husband, a top-level executive at a Fortune 500 company, “How much do you think your home is worth?” To my surprise, he had no idea. As someone who handles significant financial decisions daily, I expected him to have a solid grasp of his home’s value.

When I estimated the home’s worth at $750,000, he was taken aback and confidently declared, “My home’s worth $1 million, all day, every day.” He didn’t appreciate my assessment and, without another word, picked up his cell phone, likely searching for a different realtor, and walked out, leaving me with his wife. He never looked back, shook my hand, or even said goodbye.

Despite my professional opinion, they listed their home with another agent at the higher price he believed was right. Predictably, the house didn’t sell at that inflated price. After some time and no success, they reduced the price to exactly $750,000—the value I had suggested initially.

The Pitfalls of Overpricing

Overpricing a home can be a costly mistake. When a property is listed too high, it loses up to 20% of potential buyers from the get-go. Buyers become wary of a property that has been sitting on the market for weeks or even months, often wondering what’s wrong with it. This hesitation can severely impact the selling process, creating a scenario where the market is being chased instead of attracting eager buyers.

Setting the Right Price from the Start

In today’s competitive market, setting the right price from the beginning is crucial. A well-priced home generates excitement, urgency, and often multiple offers, putting the seller in a strong negotiating position. Starting with a realistic price point can make all the difference in creating a successful sale strategy.

A Lesson Learned

This story serves as a valuable lesson for anyone looking to sell their home. Trusting the expertise of a seasoned realtor like Adam Martin can save time, reduce stress, and ultimately lead to a more profitable sale. So, when you’re ready to list your home, remember the importance of setting the right price from the start. Don’t chase the market—let the market chase you.
