It is the first question on every seller’s mind, usually asked while looking at a calendar on the kitchen wall. "Adam, if we list on June 1st, when are we actually moving? August? September? Christmas?"
In real estate, Time is Money. Sell too fast, and you might wonder if you left money on the table. Sell too slow, and you risk becoming a "stale" listing that buyers ignore.
The good news? The Dayton market has hit the accelerator. Here is the data-driven timeline of what you can expect in the 2025 market, and how we pace your sale for maximum profit.
The New Normal: 39 Days
If you haven't sold a home in a few years, you might be used to a slower pace. One year ago, the average time on market in the Dayton area was roughly 88 days. Today? That number has dropped to 39-40 days.
What this means for you: The market is moving twice as fast as it was last year. This isn't just "listing to closing." This usually includes:
